What should first home buyers ask at an open home in Auckland?

First home buyers in Auckland should use an open home to ask about the property, explain what they are looking for and find out what would happen if they wanted to make an offer. It is a chance to do much more than check the bedrooms and imagine where the furniture might go.

Ask about the property itself

The agent is usually the best person in the room to ask. Looking around is only half the job, so use the time to learn what the photos and listing do not tell you. Good questions to start with:

  • How long has the property been on the market?
  • Why are the owners selling?
  • Is there a LIM or a building report available?
  • Are there any known issues with the house, such as moisture, drainage or consented work?
  • What is included in the sale, like blinds, heat pumps or appliances?

Tell the agent what you are looking for

Open homes are also a chance to explain what you want. If you say you are a first home buyer looking in West Auckland, the agent may point you to other listings that suit you, or let you know about properties before they are widely advertised. It also helps the agent understand you are a serious buyer rather than someone just browsing.

You do not need to share your budget or finances. Keep that to yourself until you are ready to make an offer.

Understand what happens if you want to make an offer

This is the question many first home buyers forget. Before you leave, ask how the sale is being run. Is it a set sale date, an auction, a deadline sale or negotiation? Ask what the agent would need from you to put an offer forward, and how much time sellers are likely to give you to arrange things like finance and a building inspection.

Knowing the process ahead of time stops you from being rushed when you find a place you love. It also helps to have your finance sorted before you start going to open homes. If you would like to talk through your deposit, KiwiSaver or what you can borrow, you can get in touch with me here.

Get your finance ready first

I moved into mortgage advice in 2020 after 25 years in international logistics, and I see how much easier the buying process is when people know their numbers early. As a mortgage adviser at Loan Market Kyle Reardon, I work with a wide panel of New Zealand banks and lenders, so I can look at options across the market for buyers in Westgate, Massey, Hobsonville, Henderson, Kumeu and the wider West Auckland area. I am paid by lenders when a loan settles, and I give you disclosure before any advice.

Frequently asked questions

Should I tell the agent I am a first home buyer?

Yes, it is usually fine and can be helpful. It lets the agent understand what you are looking for. Avoid sharing your maximum budget.

Do I need finance sorted before going to an open home?

You do not need it to look, but it makes things much easier if you decide to make an offer. Getting a pre-approval or at least a conversation with an adviser early helps you act with confidence.

Can I ask for a building report or LIM at an open home?

You can ask whether one is available. If not, ask the agent how and when you could arrange your own before making an unconditional offer.
