How to buy your first home in Queenstown with a 5% deposit

Saving a 20% deposit in Queenstown can feel like a mountain to climb. With local property prices where they are, many first-home buyers assume they're years away from getting a foot in the door. But the reality is, you might be closer than you think, as there are options available that allow you to buy with a much smaller deposit.

One of the most effective tools is the First Home Loan scheme. This is a government-backed scheme through Kāinga Ora that allows eligible buyers to purchase with as little as a 5% deposit. It works by reducing the risk for the lender, which means some banks are willing to approve loans they otherwise wouldn’t.

To see if this fits your situation, it is a good idea to consider the current criteria:

  • You must be a New Zealand citizen or resident living in New Zealand.
  • You need to be a first-home buyer or in a similar financial position.
  • You meet the income caps (Currently, $95,000 for a single buyer without dependents, or up to $150,000 for combined buyers or those with dependents).
  • You need a minimum deposit of 5%, and the home must be your primary residence. You cannot own other property, and the land size must be under one hectare.
  • You still need to meet the bank’s lending criteria. That means showing you can service the loan, have manageable debt and a clean credit history.

One of the benefits of this scheme is that you can often access interest rates usually reserved for buyers with a 20% deposit. This helps keep your repayments competitive from day one. Note that a lender's mortgage insurance (LMI) fee of 1.2% usually applies, but this can often be added to your loan so it doesn't eat into your cash deposit.

There are also a few important things to understand:

  • Not all banks offer the First Home Loan, and each lender has slightly different requirements. It is quite common for someone to be declined by one bank but approved by another.
  • You still need to prove you can afford the repayments. A low deposit does not mean an easy approval, particularly in Queenstown where prices are higher and lending can be more conservative.
  • New builds are also a massive opportunity here. You can often secure a turnkey property with that 5% deposit, though land-and-build projects typically require 10%.

In many cases, banks are more flexible with new-build lending. You may be able to access lower deposit options, and some of the standard lending restrictions are less strict. For a lot of buyers in Queenstown, building can be one of the more realistic ways to get into the market.

One of the biggest mistakes people make is going straight to their bank, getting declined and assuming that is the end of the road. Different lenders have different appetites for risk, and the way your application is presented matters.
