Five top tips on preparing your home for sale

With record house prices across the country, now is undoubtedly an excellent time to put your home on the market. However, if you want to achieve top dollar and a quick sale, then preparation is crucial. First impressions make all the difference, and a few minor changes could see you clinch that deal.

Here we share our top tips on how to get your property ready to market.

1. Ensure your home has street appeal

Many potential buyers make choices based on a quick drive-by of the property. It’s crucial to ensure your home looks good from the street. If you don't have the time or the budget to repaint, it's incredible the difference water blasting can make. Plus, adding a splash of cheerful colour with some flowering plants or shrubs gives great visual impact. And don’t forget to keep the lawns mowed!

2. Clear out all the clutter

Too much stuff can make your home look untidy. And it also makes the property look smaller than it is. Have a good hard look at your home and pack away as many ornaments, knick-knacks and personal items as you can. Minimalism and simplicity are what's required. That way, potential buyers can focus on your home's attractive features without any distractions.

3. Upgrade and update

You don't have to renovate your home before putting it on the market. However, it is wise to upgrade any areas that may be looking a little tired such as replacing a worn carpet or a broken door handle.

And if you are repainting, then use neutral colours. You might love that blue feature wall in the dining room, but not every potential buyer will agree.

4. Think about using a professional stylist

Engaging professional stylists is an increasing trend within New Zealand, and it's certainly an investment worth considering.

Professional stylists know how to showcase a property to its full potential. They use colour and design flair to create that all-important wow factor. You want to make it as easy as possible for the potential buyer to appreciate the full potential of your home. Professional styling can certainly help.

5. Do your homework

At the same time as completing any work to your home, it’s a good idea to go along to some open homes and auctions. This could give you some inspiration on how to present your home. And more importantly, it provides you with inside knowledge of the local market. Doing the rounds of auctions and open homes means you have a good feel for what’s available. And it helps you set some realistic price expectations for your property.

If you are thinking about selling, then use these tips to maximise the potential of your home. We can support you every step of the way, so get in touch for more expert help and advice.
