Canterbury Property Market - June 2026 Update

Winter is here, but the property market remains just as steady as we saw it in the Autumn months. With properties taking just over a month to sell, and prices remaining fairly even in most regions, market commentators expect this trend to continue for much of the rest of 2026. 

Who’s in the market right now?

During May, both first home buyers and owner occupiers were the most active buyer groups in the region, with interest from investors dropping a little.

Most vendors remain realistic with their pricing, while some are still choosing to hope for the best and price just slightly above the current market rates. Pricing is crucial at the moment, and can often determine whether a home receives more interest or not. Some properties are drawing in large numbers to open homes, while others are receiving only modest interest - this is likely due to pricing and presentation. Auction rooms remain busy, with a number of properties selling successfully under the hammer. 

Canterbury sales statistics 

The median house price in the Canterbury region sat at $725,000 in May, which is up from $705,000 in April and $680,000 in May 2025. This represents price growth of 6.6% year on year. 

In Christchurch City, the median price sits at $720,000. This is up 0.7% from $715,000 in April and up 6.7% from $675,000 in May last year, so it is on par with the wider Canterbury region. 

Below are the median house prices for the districts in May 2026 compared with May 2025. As always, remember these figures can go up or down greatly depending on the number of properties sold in the region and the type of property being sold. Smaller regions with fewer sales often see bigger price fluctuations due to this.

Ashburton District – median house price sits at $610,000, up 10.9% on this time last year.

Hurunui District – median house price sits at $688,500, down 5.7% on this time last year.

Kaikōura District – median house price sits at $910,000, up 36.8% on this time last year and a new record price. 

Mackenzie District – median house price sits at $905,000, up 10.4% on this time last year.

Selwyn District – median house price sits at $779,000, down 2.6% on this time last year.

Timaru District – median house price sits at $553,000, up 3.4% on this time last year.

Waimakariri District – median house price sits at $765,000, up 5.5% on this time last year 

Waimate District – median house price sits at $375,000, down 5.3% on this time last year 

Regional sales info

Across the Canterbury region, there were 1,192 properties sold during May. This is fairly on par with the month before (with 1,177 properties sold) and just slightly less than May last year (with 1,245 properties sold).

In Christchurch City, there were 726 sales for the month of May. Again, this is on par with April, with 720 sales and just slightly less than May 2025, with 781 sales. 

The average Canterbury property took 41 days to sell - just 2 days less than this time last year. 

Overall, the market remains fairly steady and the stats really back that up. With time to sell remaining the same over the year and prices just gently rising year on year, it’s expected to be much the same over the rest of the year. The general election towards the end of the year may introduce some variation into the market depending on the results, but large, sudden shifts are not generally anticipated in the near term.  

For vendors, it is a positive environment to sell as there are plenty of active buyers in the market. As long as you price your home accurately and in line with current market conditions, you should see interest.
